Project Overview

Frank Land Design, PC provided civil engineering and surveying services for renovations and site improvements at 3100 Blue Ridge Road in Raleigh, North Carolina. The project involved site modifications associated with a tenant upfit and required coordination of accessibility improvements, circulation enhancements, utility considerations, stormwater compliance, and permitting requirements.

The project scope included boundary and topographic surveying, underground utility investigation, conceptual site planning, preparation of a Tier 1 Site Plan package, grading and drainage design, erosion control planning, landscape compliance, permitting coordination, and evaluation of existing site infrastructure. Improvements included a new accessible entrance pathway, ADA parking modifications, and a pedestrian connection to the adjacent parking deck.

Our Role

Frank Land Design served as the civil engineering consultant for the design and permitting phases of the project. Our role focused on developing a coordinated site plan that integrated accessibility upgrades, pedestrian circulation improvements, grading and drainage modifications, utility assessment, erosion control measures, landscape requirements, and regulatory approvals.

The team also coordinated surveying services, underground utility mapping, and evaluation of existing utility infrastructure to support informed design decisions and successful project delivery.

Results

Frank Land Design delivered a comprehensive civil site plan package designed to support City review and permitting. The final deliverables addressed accessibility improvements, site circulation, grading and drainage requirements, landscape compliance, utility coordination, and erosion control measures while maintaining compliance with applicable site development regulations.

The effort provided the owner and design team with a clear framework for permitting and implementation, helping advance the renovation project while improving site access, connectivity, and overall functionality for future occupants.
